Job Description
We are seeking a Real Estate Specialist to expand our footprint in support of our designated business areas in the Japanese market. In this role, you will lead the development of new locations, working with internal departments including sales, service, retail development, construction and design teams, legal, finance and lease management departments, as well as external partners such as landlords, developers, real estate agents and advisors. Responsibilities Location selection and negotiation for new properties within assigned territory Collect and analyze economic data, demographics, and other market information to identify and prioritize key markets Conduct necessary due diligence and information gathering for development preparation Work with internal departments to develop and justify business cases Build and manage relationships with real estate agents Negotiate letters of intent (LOIs) and work letters for selected properties Negotiate lease agreements in collaboration with the legal team Work closely with project managers, design managers, and finance teams throughout the process from site selection to project completion Work with internal departments to validate strategies for lease termination, consolidation, expansion, renewal, and relocation Work with internal departments to manage closing schedules, maintain property standards, and achieve budget goals Enter new real estate markets and identify and recommend suitable locations for development Company Info: [Future Business Development] We are accelerating the development of an "energy ecosystem" centered on storage batteries and electric vehicles. Working Hours: 10:00-19:00 Job Requirements: Requirements Bachelor's degree in a related field, such as real estate, economics, or business administration, or equivalent work experience 3+ years of real estate experience across a variety of property types (including leasing, acquisitions, and sales) Business-level or above Japanese language proficiency (reading, writing, and speaking) Positive negotiation skills Understanding basic real estate principles and concepts Understanding real estate-specific legal terminology Ability to create and interpret pro formas, cash flow analyses, and basic transaction management structures Ability to identify and report location-specific conditions Ability to collect, analyze, and present demographic and financial data in management-level reports Proficient use of Microsoft Excel, Word, and PowerPoint Ability to travel domestically (up to 50% per year) Experience with municipal planning and zoning procedures is a plus Other Salary Description: Annual salary system (based on experience and ability) Employee Stock Purchase Plan (ESPP) and Stock Option (RSU) programs available Commuter allowance and social insurance provided Vehicle purchase/rental program (including free self-driving)
